The two flagship zones of the Punta Cana corridor sell very different products, and buyers who pick on vibes alone usually pay for it. Here’s the Q2 2026 data.

The numbers

Bavaro: median $2,260/m², zone ADR around $118, occupancy ~70%. Cap Cana: median $2,980/m², zone ADR around $172, occupancy ~61%. Bavaro’s higher occupancy and lower entry price mean its yields usually win: our tracked Bavaro units cluster at 6–7.5% net, Cap Cana at 4.9–6%.

Why Cap Cana still sells

Cap Cana is a gated master-planned city — Punta Espada golf, the marina, controlled density, and the strongest capital-appreciation story in the region. Its renters are fewer but pay materially more per night. If your thesis is appreciation plus some rental offset, or you’ll use the property yourself several months a year, Cap Cana’s premium can be rational. If your thesis is pure cash flow, the math favors Bavaro almost every time.

The renter profiles differ

Bavaro fills with package tourists, digital nomads, and families walking to Los Corales beach bars — high turnover, price-sensitive, year-round. Cap Cana draws golfers, boaters, and luxury travelers — seasonal peaks, higher ADR, thinner shoulder seasons (occupancy ~61% vs. Bavaro’s ~70%).

Watch-outs in each

In Bavaro: HOA quality varies wildly between buildings a block apart; tour the building at 11pm before buying near the party strip. In Cap Cana: HOA and management stacks are heavy ($310+/month is common) and will eat a naive yield model; confirm marina or beach-club fees are included in quoted HOA.

Our take

First STR investment, cash-flow driven, budget under $300K → Bavaro. Appreciation thesis, partial personal use, budget above $400K → Cap Cana earns its premium. Both zones: never underwrite above the zone’s trailing occupancy.
