How to read it

Bavaro leads on yield because occupancy is the corridor’s strongest and entry prices are moderate — beach walkability drives year-round demand. Cap Cana posts the highest ADR and the lowest occupancy: a luxury seasonal market where yield is the by-product, appreciation the thesis. Uvero Alto and Vista Cana are the value plays — lower ticket, decent occupancy, growing infrastructure — with the caveat of thinner comp sets (our confidence tags reflect that). PC Village underperforms on STR but is quietly the corridor’s best long-term-rental market thanks to airport workers and school families.

Small units outperform

Across every zone, studios and 1BRs post higher occupancy than 3BRs (76% vs. low-60s in Bavaro). Smaller tickets, faster turnover, deeper renter pool. The highest-yield listing in our current set is a $149K beachfront studio, not a villa.

The seasonality reality

December–April carries the year; September–October is the trough (and hurricane watch season). If your debt service or life depends on monthly cash flow, model the trough, not the average.
